Over Three Million Square Feet of Leased Space in Q1

April 4, 2012 -- Toronto Real Estate Board (TREB) Commercial Division Members leased almost 3.1 million square feet of commercial space through the TorontoMLS system in the first quarter of 2012. This result represented a ten per cent decline compared to the first quarter of 2011.

Commercial Market Holds Up Well in Q4

January 5, 2012 -- Toronto Real Estate Board (TREB) Commercial Division Members leased over 3.6 million square feet of commercial space through the TorontoMLS® system in the fourth quarter of 2011, representing a small 3.5 per cent decline compared to the fourth quarter of 2010. However, the amount of industrial space leased was up by eight per cent compared to 2010.

Fewer Commercial Real Estate Transactions in Q3

October 5, 2011 -- Toronto Real Estate Board (TREB) Commercial Division Members leased almost 3.6 million square feet of commercial space through the TorontoMLS® system in the third quarter of 2011, representing a decline of almost 50 per cent in comparison to almost 6.6 million square feet leased during the same period in 2010. Industrial space accounted for over 78 per cent of the total space leased. The average lease rate for industrial transactions completed on a per square foot net basis and for which pricing was disclosed was $4.83 – down 28 per cent compared to an average of $6.75 in the third quarter of 2010.

Lease deals and industrial values fall

September 7, 2011 -- Last month, TREB Commercial Members reported 561,994 square feet of leased space, down 36.7 per cent from the 887,434 leased square feet recorded in August 2010.

"Exports to the United States contracted recently due to slower than expected growth south of the border. It is reasonable to assume this temporarily impacted the demand for commercial real estate in the GTA," said Commercial Division Chair Larry Purchase. "By all accounts, the trade situation is expected to improve. This bodes well for resumption in growth for commercial leasing and sales."

Lease Transactions Down in June

July 6, 2011-- In June, TREB Commercial Members reported 537,793 square feet of leased space – a 46 per cent decline from the 1,004,651 leased square feet recorded in June 2010.

June 3, 2011 -- Toronto Real Estate Board (TREB) Commercial Members reported 936,769 square feet of leased space in May 2011, up 98 per cent from the 472,278 leased square feet reported in May 2010.

Over 500,000 square feet leased in February

March 3, 2011 -- TREB Commercial Members reported 524,741 square feet of leased space in February 2011 – down 13 per cent from the 606,076 leased square feet recorded in February 2010.

The number and size of commercial real estate transactions can be quite volatile on a monthly basis. Recent economic reports, including those for gross domestic product and employment, suggest that the economy is continuing to improve.

Commercial Leased Transactions Up In January

February 4, 2011 -- GTA Commercial REALTORS® reported 786,161 square feet of leased space through the TorontoMLS® system in January 2011. This represented a 19 per cent increase over the 660,815 leased square feet recorded in January of 2010. "The commercial real estate market continued to improve in January. The demand for commercial space has been based on continued economic growth, improving labour market conditions and increased business investment."

Strong Rebound in 2010

January 7, 2011 -- In December, TREB Commercial Members reported 460,741 square feet of leased space – up 38 per cent from the 334,290 leased square feet recorded in December of 2009. For 2010 as a whole, TREB Commercial Members reported 8,717,456 square feet of space – up 46 per cent from the 5,977,552 square feet recorded in 2009.

TREB Commercial Lease Transactions Up in November

December 3, 2010 — In November, TREB Commercial Members reported 586,462 square feet of leased space, up 25 per cent from the 468,350 leased square feet recorded in November 2009. Commercial real estate transactions have increased alongside economic recovery. Renewed business investment will be one of the drivers of this growth over the next year. The commercial real estate market will benefit from some of this investment.

Members reported 648,636 square feet of leased space, a five per cent increase over the 614,830 square feet of leased space in September of 2009. The demand for Commercial space in the GTA was very strong through the first three quarters of 2010, with lease transactions up 60 per cent compared to the same period last year.
